Scope

What this covers

Tile does not get dirty. Grout does. Grout is porous, it sits below the surface of the tile, and every mop pushes dirty water into it. Once grout has darkened, mopping does not bring it back, because a mop moves the same water along the line. We clean grout with pressure and heat and extract the released soil immediately, so it leaves the floor instead of settling into the next joint. We cover kitchens, bathrooms, entryways, laundry rooms and tiled hallways across eight counties in North Jersey and Central Jersey, using the same non-toxic, biodegradable products we use everywhere else. Grout that has been stained rather than soiled will not return to white, and we tell you which one you have before you book.

Three millimeters of cement between the tiles

Glazed tile is effectively non-porous. The color change you are looking at is in the three millimeters of cement between the pieces.

Soiled grout comes back a long way. Stained grout does not, and we tell you which one you have.

Common questions

What people want to know before booking

Why mopping stopped working

A mop spreads water across a surface. Grout sits a millimeter or two below that surface, in a channel, and it is porous, so mopping pushes dirty water into the joint and leaves it there. Every mopping darkens the lines a fraction. That is how a floor can be mopped weekly for years while the grout goes from grey to black.

Whether it will come back to the original color

Soiled grout usually comes back a long way. Stained grout does not. Soil sits in the pores and can be flushed out. A stain has chemically altered the cement: rust, red wine left overnight, some dyes. The difference is visible up close, and we tell you which one you have before the work begins.

The shower is a different problem

Dark shower grout is often mold and soap scum rather than soil, and it can go deeper than the surface. It responds to cleaning. Where water has been getting behind the tile, the work needed is a repair rather than a clean, and we say so if that is what we find.

Sealing

Sealer fills the pores and slows how fast grout re-soils. It is not permanent, and it does nothing for grout that is already dark, because it has to go onto clean grout to be worth anything. Ask us about it after the clean.

The method

Why does a mopped tile floor still look dirty?

Glazed ceramic and porcelain are effectively non-porous. Very little sticks to them and a damp cloth removes almost anything. The dirty appearance of a tiled floor comes from somewhere else.

It comes from the three or four millimeters of grout between every piece. Cement-based grout is porous with a rough surface, and it sits slightly below the tile so that everything drains into it: coffee, cooking grease, mud from boots, and above all the water from the mop.

Mopping is not neutral here. The mop lifts soil off the tile, suspends it in the bucket water, and then spreads that water across the floor, where it settles into the lowest point, the joint. Repeat that weekly for five years and every grout line holds a concentrated version of everything that has been on the floor.

What does professional tile and grout cleaning do?

Heat and pressure are applied into the joint to break the bond between the soil and the cement, and the released soil is extracted immediately so it is captured rather than running into the next joint along. A brush and a bucket cannot do the second half: brushing lifts the dirt out of the pores and the rinse water carries it two tiles over and drops it again.

Corners, edges and the line where the tile meets a cabinet kick-plate are cleaned by hand, because the machine head cannot sit flat there and that is usually where the darkest grout in the room is.

What is the difference between soiled grout and stained grout?

The difference is worth understanding before you decide whether the work is worth doing.

Soiled grout is clean cement with dirt in its pores. It comes back a long way, and the result surprises people who had stopped noticing how dark the floor had become.

Stained grout is cement whose color has been changed: rust from a metal table leg, red wine that sat overnight, dye from a cheap mat that got wet. The pigment is in the material now. Cleaning removes everything around it and the stain remains.

Most floors are largely soiled with a few stained patches. We point out the patches before the work begins.

The bathroom

Bathroom grout darkens for a different reason: soap scum, body oil and mold in a room that stays humid. It cleans well, and one distinction is worth knowing. Surface mold on grout comes off. Discoloration that returns in the same spot, particularly low on a shower wall or along the base of a tub, can mean water is getting behind the tile. That is a repair, and cleaning it every few months treats the symptom only.

If we see it, we tell you.

Frequently asked questions

Question 1: Why does my grout look dirty when I mop every week?

Because a mop moves dirty water around rather than removing it, and grout is porous and recessed. The water that comes off the tile drains into the joint and the soil stays behind. Cleaning grout properly means flushing the joint and extracting what comes out, so the soil leaves the room.

Question 2: Will the grout go back to white?

If it is soiled, it comes back a long way, often further than people expect. If the cement itself has been stained, it will not, and no cleaning process changes that. We tell you which one you are looking at before booking.

Question 3: Can you clean the shower as well as the floor?

Yes. Shower grout usually involves soap scum and mold as well as soil, so it takes different products and more dwell time. Where discoloration is coming from water getting behind the tile, that is a repair, and we tell you rather than cleaning it repeatedly.

Question 4: Is the process safe for stone and for pets?

The products are non-toxic and biodegradable and safe around family and pets. Natural stone needs different chemistry from ceramic and porcelain, so tell us what the floor is when you book and we will bring the right products.

Question 5: Should I have the grout sealed afterwards?

It is worth considering once the grout is clean, because sealer fills the pores and slows re-soiling. It is not permanent and it will not lighten grout that is already dark. Sealing dirty grout locks the dirt in.

Question 6: Which tiled areas do you clean?

Kitchen floors, bathroom floors, entryways and shower walls, wherever the grout lines are the part holding the color. The same heat and pressure with extraction is used on each, and the method is adjusted where the surface is natural stone.
